Home inspectors are regulated by the Florida Department of Business and Professional Regulation. Home Inspectors
must carry General Liability insurance.

Most Lenders require a Home Inspection as a condition of granting a mortgage. This alerts both the Lender and Buyer of any
significant issues which may affect the valuation of the home or alert both parties to potential expenses in the next few years.

Pre-Listing Home Inspection
  • Ordering a pre-listing home inspection is strongly recommended, especially if you need to sell your property quickly.
    Major defects found in the Buyer’s inspection will generally result in a reduced offer or delay the transaction while you
    negotiate the repairs estimate or make the needed repairs. It should be noted, a Buyer’s estimate of repair costs will
    generally exceed what they may actually cost as the Buyer will want to cover their position. If the Seller makes the
    repairs they may not get the best price due to time constraints to meet the Buyer’s expectations. Why not order a pre-
    listing home inspection and allow yourself the opportunity to maximize your selling price? Also, your Real Estate
    Agent can list your property knowing there are no issues which may affect the sale.

A Home Inspector performing the inspection should not be recommending contractors to make repairs. Further, a Home
Inspector should never make any repairs. If you need a professional contractor, we only recommend you hire a licensed and
insured contractor and that all appropriate building permits are secured and properly inspected by the local building official.

Residential Insurance Inspections

  • If you are renewing or purchasing a homeowner's insurance policy, your insurance carrier may require you to obtain an
    insurance inspection on the home. The carrier needs to know if your home has any current problems such as faulty
    plumbing, electrical issues, the age and condition of the roof and an assessment of how the residence may withstand
    severe weather. Homes which are designed or upgraded for wind mitigation incur less damage and as such, are eligible
    for wind mitigation discounts under Florida rule 690-170.017. Discounts up to 84% of the wind portion of your
    premium are possible and can provide significant savings to your premium expense. Generally, there are two types of
    inspections required by the carrier:

Four-Point Inspection
  • Provides a report of the condition of the roof, electrical, plumbing, water heater and HVAC systems. Roofs over ten
    years in age or newer roofs installed without a verifiable permit may present underwriting problems in obtaining
    coverage or may exclude any discount.

Wind Mitigation Report
  • Provides a report outlining the type/age of the roof, nailing, type of framing, roof-to-deck connection, roof-to-wall
    connection, roof geometry and opening protection. This report is in accordance to the OIR B1-1802, rev. 2/10 form
    issued by the Florida Office of Insurance Regulation.

Roof
  • If your roof is over ten years old, your carrier may accept a Certified Roof Condition Report issued by a qualified
    inspector. We are qualified to inspect residential roofs and we can assist you with this report.

Only Qualified Certified Professional Licensed Companies are allowed to perform wind mitigation inspections
such as State Licensed Architects, Professional Engineers, ICC Code Inspectors, General Contractors and Licensed Home
Inspectors who have completed additional wind mitigation training. Not all home inspectors are certified and their reports may
be rejected which may result in a delay in obtaining insurance or a cancellation of any credits provided. The carrier may refute
discounts up to four years and demand a refund of any credits you may have received. Likewise, if you have not received
proper credits in the past, you may request a refund on overpayment's for up to four years with a proper inspection. A
considerable amount of your money is potentially at stake and you should choose your inspector wisely. Trying to save a few
dollars in inspection fees could mean thousands of dollars in overpayment's or being billed later for underpayment's. Do not be
victimized by an Unqualified Inspector. A proper inspection and report takes research and time.
